There is water underfloor heating throughout the house, which can be adjusted with room-specific thermostats. The building has heat recovery ventilation, which ensures fresh air in every room and cooling during the summer period. The ventilation system is designed so that each room has a separate intake and exhaust, and there are noise absorbers between the bedrooms to keep the rooms quiet and private.

The orientation of the building is also well thought out – the house is located in a north-south direction. The eaves are dimensioned so that in summer they protect the windows from excessive heat, but in winter the lower sun enters the room and helps to heat the rooms naturally.

 

Self-contained and secure

The house has its own bore well, the water of which passes through the water purification device, removing limescale. Sewerage is solved with a septic tank and a seepage field. The electrical system is of high quality and each fuse has its own residual current protection. The house also has  the possibility of connecting a generator.

Low-current cabling has also been installed:

  • motion sensors
  • central fire alarm system

Geothermal heating and ventilation work can also be controlled via a mobile application.

All this helps to keep the maintenance costs of the house very reasonable:
 about 80 € in summer and about 280 € in winter.

The plot is surrounded by spaciousness and nature. The forest is nearby, the roads are in good condition and  a notarial easement has been set up for the access road. At this time, the open plot may be windier, but the planted spruces will grow and create natural wind protection over time.

Some details worth knowing

The house is new, but as with any newly completed building, there are some small details:

  • There are some paint cracks in the corners of the walls and ceilings
  • The cooling unit still needs to be legalised
  • The drainage of the gutters must be stopped
  • Instead of a septic tank, the installation of a biotreatment plant could be considered in the future

However, these are rather minor finishing issues and do not affect the overall quality or functionality of the house.

This home is a great option for a person who appreciates space, energy efficiency and a peaceful living environment, but does not want to give up the comfort of the city.

And most importantly, building an equivalent new house at such a price is no longer realistic today
