It is a spacious and private property located only about 100 meters from Hara Bay and the Baltic Sea. In the case of a residential building of the settlement type, the area under the building is also allowed to be up to 135 m² and the height up to 7.5 m. The type of roof is a double-sided pitched roof, with a slope of 40–45 degrees, and the width-to-length ratio must be between 1:1.5 and 1:2. Here, too, outbuildings are allowed on up to two sides, but boards must be used for exterior finishing.

The residential building must be in harmony with the architectural traditions of the area. A one-storey building is allowed, the attic of which may have been built. It is not allowed to use factory-produced round logs in finishing. It is allowed to build one residential building on one property, while  the number of auxiliary buildings is not directly determined — it depends on natural conditions, needs and the size of the yard area.

In terms of communications, an important advantage is that the water pipe of the public water supply is located on the border of the property, which simplifies the construction of the water connection. Sewerage must be solved locally.
